St. John Properties to Develop New Business Community in Salisbury

Salisbury, MD - St. John Properties, Inc. has acquired 24 acres of land on East Naylor Mill Road in Salisbury, Maryland. The company plans to develop Salisbury Exchange, a new mixed-use business community, on the site. The announcement was made by Wicomico County Executive Julie Giordano.

The new development will feature more than 220,000 square feet of commercial space. This project is St. John Properties' second major development in Wicomico County, following the success of Westwood Commerce Park.

Salisbury Exchange will consist of flex/R&D buildings designed to be customizable. The buildings will have 18-foot ceiling heights and offer both drive-in and dock-loading capabilities. The site plan also includes new retail spaces intended to serve the surrounding commercial area.

Construction for the first phase is scheduled to begin in the spring of 2026. This phase includes two buildings, totaling approximately 75,000 square feet, with an expected delivery in 2027.

County Executive Giordano commented on the project's significance for the local economy. "St. John Properties continues to invest in Wicomico County because they see the same thing we do: a strong workforce, growing businesses, and a community positioned for economic expansion. Without modern flex space like this, our local companies have nowhere to grow-this project fills a critical need and ensures we can continue attracting and retaining employers."

The development is designed to accommodate a range of businesses, including high-tech firms, professional services, light manufacturing, and logistics companies. Salisbury Exchange is strategically located near The Centre at Salisbury, downtown Salisbury, Salisbury University, and the Salisbury Regional Airport.

St. John Properties has developed over 25 million square feet of commercial space nationwide and serves more than 2,700 clients.
